Improve Your Home's Value This Spring

by Fontaine Family

Are you considering selling and want to get the most out of your home?

Your home's value depends on many factors, including location, age, size, and condition.  While you may not be able to do anything about your home's location or age, you can do things to improve the condition and sometimes the size to add value to your home!

Boost Curb Appeal
Curb appeal isn't just the concern of the home sellers.  Even homeowners who are staying put are investing time and effort into maintaining the curb appeal of their homes.  Since anyone driving by will only see your home from the street, how well your property is kept from the outside provides a glimpse into how well it is maintained on the inside.

5 Easy Ways to Boost Your Home's Curb Appeal

  1. Maintain Your Lawn
Mow, pull weeks, and make sure your walkways and driveway are free of debris.
  2. Keep Your Landscaping in Check
Well-maintained shrubs and landscaping improve the look of your property.
  3. Clean Your Windows and Gutters
Not only will this improve the look of your home, it is good home maintenance.
  4. Maintain Your Home's Exterior
Keep your home looking like new by washing your siding or applying a new coat of paint every few years.  Touching up the stain on decks and the paint on trim and handrails can do wonders.
  5. Spring for New Home Accents
Spruce things up with new accessories like new house numbers, fresh paint on the shutters, or colorful plant and flowers in the window boxes and garden beds.

Renovations That Pay Off
Remodeling is a great way to bring your home up to date, adapt to changing needs, and improve its value.  If you are planning on selling, making a few home improvements may make your home more attractive to potential buyers.

5 Renovations that Offer the Biggest Returns

  1. New Front Door
Refresh your entryway and impress potential buyers with a new front door.  If your current front door is in good condition, a coat of paint or stain can make it look as good as new.
  2. Deck Addition
Improve the indoor/outdoor versatility of your home by adding a wooden deck.
  3. Attic Bedroom
An extra room that can serve as a bedroom, guest room, or home office can add value and make the home more attractive.  If you have attic space that is unused, this could be a great option.
  4. New Garage Door
If your garage doors are old or dated, replacing them will add value to your home.  If they are still in good shape, consider painting them to freshen up the look of your home.
  5. Minor Kitchen Remodel
The kitchen is one of the most popular renovations that homeowners tackle.  A minor remodel can update the space and entice potential buyer.

3 Reasons to Sell this Spring

by Fontaine Family

Why Should You Sell This Spring?

If you have been considering selling your home and buying something else, now is a great time!

Here are our top 3 reasons to sell this spring...

1.  Inventory is Low
and buyers are buying!  Inventory in Maine is lower than we have seen it in years!  In Androscoggin County there is about 6 months of residential property on the market.  Just 6 months ago there was 8 months of inventory on the market.  In Cumberland County there is less than 4 months on inventory on the market.  6 months ago there was 6 months of inventory.  With inventory low, buyers will be competing to get the property available.  That could mean multiple offers and a better price for your home!

2.  Moving on Up
If you are selling in order to buy something bigger and better, now is a great time.  Prices and interest rates are projected to rise for the next couple of years.  Paying the lower interest rates that are currently available could save you a lot of money over the life of your new mortgage.

3.  Quicker Closing
The real estate market will just get busier in the next few months.  That means inspectors, lenders, and title companies will all be busier.  This could cause your closing to take longer than it will right now.

Spring Staging Tips

by Fontaine Family

5 Spring Staging Tips
to sell your home faster and for top dollar!

Besides the regular cleaning and decluttering,
these tips can help your home stand out
from the competition this spring.
Give them a try!

1.  Clear The Clutter
Winter in Maine brings a special kind of clutter...both inside and outside.  Inside declutter the boots, mittens, hats, and winter gear that gathers over the winter months.  Outside put away the shovels, ice melt, sleds, skis, etc. that might be lying around.

2.  Let In The Light
Clean the windows and the curtains or blinds and open them up to let in the light.  The days are starting to get longer...use it to your advantage!

3.  Add Some Color
Using towels, linens, and throw pillows in bright spring colors can add life and interest to a room.  Impress the buyers with just a few well-chosen colorful accessories.

4.  Sniff It
Let's face it...our houses are closed up all winter and can start smelling stale. You want your home to smell clean and fresh...which will probably involve doing some cleaning, but if you add candles or air fresheners...skip the heavy scents and choose something light like cotton, linen or light fruit or floral scents.

5.  Invite Them In
Make the exterior inviting!  Make sure the driveway and walks are swept and clear, touch up trim paint around doors & windows, and add some colorful touches to the porch, deck, or entry.

A little effort can go a long way
toward making your house special to potential buyers.
Don't you want your house to be
the one they remember and want to buy?
Give these tips a try and
wait for the offers to come in!

Should I Sell This Winter?

by Fontaine Family

Should I Sell my Home this Winter...
or should I wait until spring?

This might be the most common question we hear this time of year.  Winter may not be the most convenient time to move, but there are advantages to selling in the winter.

1.  Less Competition
In the spring, For Sale signs pop up like daffodils!  In the winter, there are less homes for sale, so there is less competition on the market increasing the chances that buyers will look at your home. If there are less homes for a potential buyer to choose from, the probability that your home will have showings...and offers...increases!

2.  Serious Buyers Are Shopping
Many sellers believe that there are not buyers looking in the winter.  The truth is, there are always buyers looking to buy.  Serious buyers usually don't stop their home search just because winter rolls around.  Serious buyers want to buy no matter what time of year it is!

3.  Quicker Timeframes
In the winter months, professionals typically involved in a real estate transaction such as appraisers, lenders, and inspectors, are often more available so your transaction may be able to happen more quickly.

4.  Seasonal Staging
Maine can be absolutely beautiful in the wintertime and decorating for the holidays can be easily turned into seasonal staging.  That festive, homey touch may be exactly what a buyer needs to see themselves living in your home...and that leads to offers!

Fall Home Staging Ideas

by Fontaine Family

Stage Your Home To Sell This Fall!

Fall has arrived in Maine...and it is beautiful!

Why not take advantage of the beauty of the season
to improve your chances of selling for top dollar this fall?
Mainers love the comfortable, colorful look and feel of fall.
When they walk into your staged home and get that warm, comfortable feeling...
they might fall in love and decide they want to move in!

Isn't the goal to make you home appealing to buyers
so they will want to live there?

Here are a few ideas to stage your home to sell this fall!

1.  Welcome Home
First impressions are important so make sure your home looks nice from the road.  It might be tempting to skip the yard work, but making sure the lawn is mowed and leaves raked makes your home look cared for.  Consider adding some color to make your home more appealing with some seasonal flowers, pumpkins, hay bales or other seasonal items.  Just make sure not to block the doors or walkways.  Check out our Fall Front Porch board on Pinterest for some great ideas!

2.  Harvest Table
The kitchen island or dining room table is a great place to add some fall flair.  First... declutter your countertops, island, and table.  You want the buyers to see what your home has to offer and not be checking out your toaster oven and dirty dishes.  Create a fall arrangement or centerpiece just to add a little interest and enhance all your kitchen and dining area has to offer.  Mini pumpkins, gourds, pinecones, fall scented candles...there are so many options.  It doesn't need to be extravagant...simple is great!

3.  Comfy and Cozy
In the living room adding a throw, pillows or sprucing up your mantle can make a big difference in the mood of the room.  Buyers should feel at home.  Instead of making the room too personal, try making it look comfortable.  Make the buyer feel like they could just move right in!

4. Smells like Fall
Warm apple cider, pumpkin pie, cinnamon rolls...don't you love the smells of fall?  Your buyers probably do also.  Try baking a pie, warming some cider, or lighting a scented candle before your showings.  Just don't go overboard.  You don't want your home to smell like a candle shop...just a hint of one of the wonderful scents of fall can help make things homier.

Why Wait Until Spring?

by Fontaine Family

Why Wait to sell in the Spring?

Buyers are out shopping right now!

There are even advantages to selling in the winter:

1.  Buyers are Motivated - The buyers who are out braving the cold and snow are usually very motivated to buy so you get less "lookers" and more real potential buyers.

2.  Less Competition - A lot of sellers wait until spring to put their house on the market.  Wouldn't you like to have less competition when you sell?   Now's the time before the competition increases in April...you could be moving in March or April instead and enjoying your new home this spring!

3.  Postcard Perfect - There is something about a house with fresh snow that makes it look like a postcard.  Yes, you need to keep you driveway and walkways cleared, but Mother Nature just took care of giving your home curb appeal...take advantage of it!
