Spring Maintenance Checklist

There may still be snow on the ground...
but it is technically spring in Maine! 

The snow is melting and the sun is getting warmer. 
It's time for spring cleaning and spring maintenance on your home.  Your home is one of the biggest purchase you will ever make, so it's a good idea to take care of it with a little preventative maintenance.

Maine Maple Sunday

Don't Miss Maine Maple Sunday


Maine Maple Sunday is always the 4th Sunday of March and is one of the rituals that signal the start of spring!  While it may not feel or look like spring yet this year, Maple Sunday will still go on!  Sugarhouses all over Maine will open their doors Sunday with samples, activities and demonstrations. 

Each sugarhouse is different and offers a unique experience.  In Sabattus, Jillson Farm is serving breakfast all day starting at 8am and is offering Maple syrup samples, Maple ice cream, taffy on the snow, self-guided tours and more!  At Jo's Sugarhouse in Gorham, they are opening from 9am - 4pm and demonstrating how sap is made into syrup.  They are offering a blueberry and sausage pancake breakfast, grass-fed beef burgers at lunch and samples of syrup over ice cream.

Are Zestimates Accurate?

What are "Zestimates"?  Are they accurate?


If are buying or selling real estate, you have probably visited Zillow and come across their "Zestimates".   "Zestimates" are computerized opinions of value.  According to Zillow, they analyze "information on millions of homes for sale across the United States" to calculate home values.  So where do they get their information?  It appears that most of it comes from public record.  Sounds good, but public record is not always accurate.  For example, I searched for my home on Zillow. 

Zillow says               Actual

1 floor                      2 floors
937 sqft                   1160 sqft
Forced Air Heat         Propane Heat

Could an additional 200+ sqft affect the value? 
Sure
How does Zillow know the condition of the interior of the home? 
They don't  
Is it really appropriate to compare Maine homes to homes in California? 
No Way

How can you calculate the value of a home without actually viewing the home?  Wouldn't it make more sense to have an actual real estate professional come to view the home and compare it to homes in similar neighborhoods in similar condition?  An actual professional can see if the home is on a busy street, or has had a new kitchen installed. 

A professional will look for any number of things that may increase or decrease the value of a home.  I don't think a computerized "Zestimate" can do that.

Why Wait to sell in the Spring?

Buyers are out shopping right now! 

There are even advantages to selling in the winter:

1.  Buyers are Motivated - The buyers who are out braving the cold and snow are usually very motivated to buy so you get less "lookers" and more real potential buyers.

2.  Less Competition - A lot of sellers wait until spring to put their house on the market.  Wouldn't you like to have less competition when you sell?   Now's the time before the competition increases in April...you could be moving in March or April instead and enjoying your new home this spring!

3.  Postcard Perfect - There is something about a house with fresh snow that makes it look like a postcard.  Yes, you need to keep you driveway and walkways cleared, but Mother Nature just took care of giving your home curb appeal...take advantage of it!
