5 Tips for Buying a Home in the Spring Market

Spring in the Real Estate Market is typically the busiest time of year.  There are more buyers out there looking and properties are selling fast!  The market is more competitive in the spring than in other times of the year.  That is why it is so important to be prepared when you plan to buy a home in the spring market. 


Here are a few tips to help you buy your new home this spring:

Get Preapproved By A Local Lender 
Shop around and find out who can offer the best program for your situation and then get a pre-approval.  Having that in hand will make your offer more attractive to sellers.  Most banks will not even consider an offer on a short sale or a foreclosure property without a pre-approval or a proof of funds letter.

Hire A Buyer Agent 
Choose an agent who knows the area and who you are comfortable with and then sign an agreement to have the represent you.  If you are just calling around to the listing agent, there is nobody looking out for you during one of the biggest purchases you will ever make.  In most cases the fee for the buyer agent is paid by the seller anyway so why wouldn't you have someone working for your best interests? 

Accept That There Is No Perfect House 
Decide what your most important "must-haves" are and what you are willing to compromise on.  No house is perfect...they might need some work, might not have a room as big as wanted, might have less land, or might not be in the perfect location.  What is most important to you?

Prepare To Move Quickly 
When you fall in love with a house, be prepared to make an offer quickly.  In the spring market, properties can sell quickly so if you don't make an offer quickly...someone might beat you to it.

Don't Be Opposed To Negotiating 
This time of year it is common to have multiple offers on the same property.  If you get stuck on getting the house for less that it is listed for, instead of what it is worth, you could miss out on a great house.  Negotiating on closing date can also be attractive to a seller.

Easter is this weekend! 


We plan on enjoying some family, food and fun. 
So we thought we would share our
Top 3 Easter Ideas
that you might be able to use in your Easter plans. 

1.  Shaving Cream Dyed Easter Eggs 
This looks like a lot of fun!  Fill a pan with shaving cream, drop in some food coloring, swirl it around, and then plop in an egg and roll it in the shaving cream.  It might be messy, but it makes some pretty Easter eggs!  Click here for full instructions.

2.  Fruit Peep Kabobs 
You know there is going to be candy in those Easter baskets, so this is a great way to try to sneak some fruit in the mix.  Just cut up some fruit and slide it onto a kabob with a Peep bunny.  Cute and tasty!  Check it out here.

3.  Oreo Dirt Cake

Buyer's Market vs. Seller's Market

Buyer's Market, Seller's Market,
or Balanced Market? 

You hear a lot of talk in the Real Estate community about what type of market we are in currently. The truth is, there is no easy answer.  Real Estate market vary greatly.  In Maine the market in Lewiston/Auburn is drastically different than in Portland...just 40 miles away.

In a Buyer's Market...
there is a large supply of real estate on the market...more inventory than buyers.  In this case, prices tend to be lower, and property tends to sell more slowly.

In a Seller's Market...
there is a large supply of buyers looking to buy...and less inventory for those buyers to choose from.  In this situation, prices tend to rise, tend to sell more quickly, and properties start to get multiple offers.

A Balanced Market...
is when there is roughly a 6 month supply of inventory on the market.  This is a more balanced scenario...not strongly favoring the buyer or the seller.

Maine's Real Estate Market is changing...just like the rest of the country, but it does still vary from area to area. 

In Androscoggin County...  
at the beginning of 2015, there was just over 8 months of residential inventory on the market.  It was a buyer's market.  At the beginning of 2016, there was just over 6.5 months of residential inventory on the market.  A more balanced market.  We are even starting to see some multiple offers...looks like we could be headed for a seller's market. 

In Cumberland County...
at the beginning of 2016, we are already firmly in a seller's market.  There was only just under 3.5 months of residential inventory on the market.  The market has been changing quickly, however.  At the beginning of 2012 there were about 8 months of residential inventory on the market. 

In our area, in the residential real estate market at least, there seems to be a definite shift from a buyer's market to a seller's market.

Spring Staging Tips

5 Spring Staging Tips
to sell your home faster and for top dollar!

Besides the regular cleaning and decluttering,
these tips can help your home stand out
from the competition this spring. 
Give them a try!

1.  Clear The Clutter
Winter in Maine brings a special kind of clutter...both inside and outside.  Inside declutter the boots, mittens, hats, and winter gear that gathers over the winter months.  Outside put away the shovels, ice melt, sleds, skis, etc. that might be lying around.


2.  Let In The Light
Clean the windows and the curtains or blinds and open them up to let in the light.  The days are starting to get longer...use it to your advantage!

3.  Add Some Color
Using towels, linens, and throw pillows in bright spring colors can add life and interest to a room.  Impress the buyers with just a few well-chosen colorful accessories.

4.  Sniff It
Let's face it...our houses are closed up all winter and can start smelling stale. You want your home to smell clean and fresh...which will probably involve doing some cleaning, but if you add candles or air fresheners...skip the heavy scents and choose something light like cotton, linen or light fruit or floral scents.


5.  Invite Them In
Make the exterior inviting!  Make sure the driveway and walks are swept and clear, touch up trim paint around doors & windows, and add some colorful touches to the porch, deck, or entry.

toward making your house special to potential buyers.
