Labor Day Fun Facts

This weekend is Labor Day...

Here are some Labor Day Facts for you...

The 1st Labor Day was on September 5th, 1882
in New York city.

Mujnicipal governments firs recognized Labor Day
during 1885 and 1886.

Oregon was the first state to pass legislation
making Labor Day a state holiday in 1887.

In 1897 Congress passed an act
making the 1st Monday of September a legal holiday - Labor Day!

To Disclose or Not Disclose

If you have decided to sell a home in Maine,
what are you required to disclose to the buyer?
As a buyer, what disclosures should you expect from a seller?

First and foremost, you want to be honest
about any information you are giving a potential buyer. 
  If you did not disclose something you were aware of,
or were not honest about something...
you are opening yourself up for potential liability. 
Your buyer will most likely discover these things once thay move in. 
Making disclosures up front actually can protect you!

Make sure the property disclosure you get is filled out completely.
If something is not answered or if you have questions
about something you see,
ask your agent to find out more information.
Keep in mind, the seller may not know the answers
to some of your questions...
that's where a good inspector comes into play!

In the State of Maine the following items are required to be disclosed on the Seller's Property Disclosure Form:

Information on Private Water Supply
Information on Heating System(s)
Information on Waste Water Disposal System
Information on any Known Hazardous Materials
Information on any Known Material Defects
Information should also be provided about Lead-Based Paint, Arsenic in Water and Arsenic in Wood.

It's Balloon Festival Weekend!

The Great Falls Balloon Festival is this weekend! 

From Friday, August 15th - Sunday, August 17th hot air balloons of all shapes and sizes will be floating over Lewiston/Auburn. 

This year's theme is "Swashbucklin" in the Sky"


Look for "Pegleg Pete" 85 foot peglegged bird balloon and "Sunny Boy" a giant sunshine shaped balloon!  

Balloon launches are planned for 6am and 6pm with "Moon Glows" after the evening launches. 

There will food (including pancake breakfasts), crafts, music, a carnival, demonstrations, and even a photo contest...something for everyone.  Check out the full schedule here.

  The balloon festival is a great tradition in Lewiston/Auburn.  Get out, enjoy what's left of the summer, visit with some friends, hear some great music (including our own Debbie Morin and Cheyenne), and check out all the balloons!

July Real Estate Recap

What happened in the Maine Real Estate Market in July? 

 Androscoggin County 

196 new residential listings entered the market in July with an average list price of $173,939.  In that same timeframe 103 residential listings sold with an average sale price of $140,064.  Those listings took an average of 99 days to sell.  Just for comparison, the average residential sale price in July of 2013 in Androscoggin County was $134,738. 

Boy are markets different from area to area in Maine….

Cumberland County

715 new residential listings entered the market with an average list price of $369,762.  During July 480 residential listings sold with and average sale price of $317,469.  They took an average of 70 days to sell.  The average sale price of residential properties sold in July of 2013 was $288,671.

Quite a bit different from Androscoggin County, huh?
  Even within the same county there are differences…sometimes huge differences.  That’s where an experienced agent is so important.  They will help you compare the home you are selling or the home you are interested in buying to other comparable properties in comparable areas.  As a seller, this will help you price your home competitively to give you the best chance to sell quickly for best possible price.  As a buyer, it will help you make an informed decision about what a home is worth so you can have the best chance to purchase your next home without spending more than you should.
