Maine Home Prices Are Rising!

Maine Home Prices Are Up From Last Year!

According to the Maine Association of Realtors, Maine home prices are up 5.33% for the quarter from June 1st - August 31 over the same timeframe in 2015.  The median sale price for the quarter this year was $197,500 up from $187,500 in 2015. Not only are prices up, but the number of properties sold us also up by 6%.  5510 units had sold in Maine by the end of August this year. 

The numbers vary from area to area.  Here are the median sale prices for some of the counties we serve...

Androscoggin County
   $150.000 up 6.38% from 2015      

Cumberland County
$280,000 up 9.8% from 2015    

Kennebec County
$152,000 up 1.4% from 2015    

Oxford County
$151,000 up 4.86% from 2015    

Sagadahoc County
$210,000 up 9.35% from 2015    

York County
$245,000 up 6.52% from 2015

New Construction Now vs. 2005

New Construction Numbers: Now Versus 2005

There is some thinking that the pace of the housing recovery is unsustainable and that we may be heading for another housing bubble. However, Jonathan Smoke, the Chief Economist of explains the basic difference between 2005 and today:

“The havoc during the last cycle was the result of building too many homes and of speculation fueled by loose credit. That’s the exact opposite of what we have today.”

If we look at the number of new single family housing starts over the last 30 years, we can see that the numbers of housing starts during the current recovery (2012-Today) are still way below historic averages, and are far less than the numbers built during the run-up to the housing bubble (2002-2006).

New Construction Numbers: Now Versus 2005 | Simplifying The Market

A single family housing start is defined as “the number of permits issued for construction of new single family housing units. Housing starts are an important economic indicator due to its extensive spill over benefits for the other sectors of the economy (retail, manufacturing, utilities).”

Bottom Line

Current demand for housing actually calls for more new construction to be built – not less. We should at least return to historically normal levels.

Home Maintenance Tips for Fall

The kids are back in school, the air is getting cooler, and the leaves are turning beautiful colors...fall is here!

It is a beautiful time of year in Maine with so much to see and do! 
While you are out apple-picking and checking out the fall festivals, don't forget to take care of some home maintenance items to prepare for the long winter months approaching. 

1. Have your heating system cleaned and inspected...don't forget the chimney.

2. Check your smoke and carbon monoxide detectors to make sure they are working properly.

3. Clean your dryer vent to prevent lint buildup.

4. Check seal around windows and doors and caulk if needed.

5. Clean the leaves and debris from your gutters.

6. Put away any hoses and turn off outdoor water.

7. Winterize and put away your mower and summer lawn equipment.

8. Have your snow blower and other snow removal equipment readied.

Now that your home is taken care of and ready for the cooler days and nights...get out and enjoy all that Maine offers this time of year!

Maine Apple Sunday!

It's Apple Picking Season...
and Sunday, September 11th is
Maine Apple Sunday!

Apple picking is one of our favorite fall activities and so we love Maine Apple Sunday!  Apple picking, apple donuts, apple cider, apple pie, apple turnovers...pretty much any yummy apple thing you can imagine...and then add in ice cream, wagon rides, tours, hay maze and more! 

The hardest part of the day is deciding which orchard (or orchards) to go to!  Click here for a list of participating orchards and enjoy the great Maine weather and everything apple!
