 2-4 colds each year?
 
If you think that is surprising, consider this...
 
Children catch and average of 6-12 colds each year!  Yikes!
 
With that in mind here are our
Top 5 Tips for staying healthy this winter
 
1.  Wash Your Hands
Seems obvious, but most people don't wash often enough
or well enough.  Make sure you use soap and
scrub your entire hands including around your fingernails. 

2.  Change Your Toothbrush
If you have been sick, toss your toothbrush and get a new one
to avoid any lingering germs on the bristles or handle.
 
3.  Drink Water
Make sure you drink plenty of water daily. 
Staying hydrated can reduce symptoms like a sore throat or stuffy nose.
 
4.  Keep Your Nose Clean
Consider using a saline nasal spray, Neti pot or taking a hot shower. 
The warm moisture can help clear your nasal passages.
 
5.  Get Moving
Getting a little exercise and sunlight for even 10-15 minutes a day
can boost your immune system and your mood.

November Could Be The Best Month To Sell!


Most homeowners think that once fall comes around, the home buyers disappear.  That idea may have been true at one time, but in today's market with a shortage of inventory, your home may be more likely to sell more quickly and closer to asking price in November and December. 

In today's real estate market, half of buyers are not married, so their decisions may not be based on children's school schedules.  Buyers who are looking in November could be moving because of job changes, they may have been too busy during the summer months, or they could have waited until after the busy season in hopes of getting a better deal.  November house hunters are usually more motivated and less deterred by things like snow, short days, and holidays.  If you make your house ready to view, buyers are likely to make an offer close to list price! 

Sellers tend to think that it isn't worth trying to sell during November and December and they take their homes off the market.  That could be a huge mistake for sellers.  Serious buyers who are in the market have fewer homes to choose from so there is a sense of urgency to make a good offer before someone else beats them to it!  With an already short inventory of homes for sale in Maine...we could be expecting multiple offers on listings that are priced right this November and December!

Maine Real Estate August Recap

What happened in the Maine Real Estate Market in August? 


 Androscoggin County 

174 new residential listings entered the market in July with an average list price of $184,450.  In that same timeframe 148 residential listings sold with an average sale price of $164,451.  Those listings took an average of 46 days to sell.  Just for comparison, during August of 2016, 122 properties sold taking an average of 69 days to sell.  The market in Androscoggin County is moving faster than last year!   

Boy are markets different from area to area in Maine….

Cumberland County

692 new residential listings entered the market with an average list price of $368,455.  During August, 531 residential listings sold with and average sale price of $350,717.  They took an average of 45 days to sell.  The Cumberland County market is moving even faster than Androscoggin County and check out the difference in prices...Wow!

  Even within the same county there are differences…sometimes huge differences.  That’s where an experienced agent is so important.  They will help you compare the home you are selling or the home you are interested in buying to other comparable properties in comparable areas.  As a seller, this will help you price your home competitively to give you the best chance to sell quickly for best possible price.  As a buyer, it will help you make an informed decision about what a home is worth so you can have the best chance to purchase your next home without spending more than you should.

Housing Inventory Hits New Low

U.S. Housing Inventory Hits a New Low… List Your House TODAY!

Every summer, families across the country decide if this will be the year they sell their current house and move into their dream home.

Mortgage rates have hovered around 4% for all of 2017, forcing buyers off the fence and into the market, resulting in incredibly strong demand RIGHT NOW!! At the same time, inventory levels of homes for sale have dropped dramatically as compared to this time last year.

Trulia reported that “U.S. home inventory has tumbled 8.9% over the past year and has now fallen for nine consecutive quarters.” There is now 20% less inventory than there was five years ago.

5 Tips for Buying a Home in the Spring Market

Spring in the Real Estate Market is typically the busiest time of year.  There are more buyers out there looking and properties are selling fast!  The market is more competitive in the spring than in other times of the year.  That is why it is so important to be prepared when you plan to buy a home in the spring market. 


Here are a few tips to help you buy your new home this spring:

Get Preapproved By A Local Lender 
Shop around and find out who can offer the best program for your situation and then get a pre-approval.  Having that in hand will make your offer more attractive to sellers.  Most banks will not even consider an offer on a short sale or a foreclosure property without a pre-approval or a proof of funds letter.

Hire A Buyer Agent 
Choose an agent who knows the area and who you are comfortable with and then sign an agreement to have the represent you.  If you are just calling around to the listing agent, there is nobody looking out for you during one of the biggest purchases you will ever make.  In most cases the fee for the buyer agent is paid by the seller anyway so why wouldn't you have someone working for your best interests? 

Accept That There Is No Perfect House 
Decide what your most important "must-haves" are and what you are willing to compromise on.  No house is perfect...they might need some work, might not have a room as big as wanted, might have less land, or might not be in the perfect location.  What is most important to you?

Prepare To Move Quickly 
When you fall in love with a house, be prepared to make an offer quickly.  In the spring market, properties can sell quickly so if you don't make an offer quickly...someone might beat you to it.

Don't Be Opposed To Negotiating 
This time of year it is common to have multiple offers on the same property.  If you get stuck on getting the house for less that it is listed for, instead of what it is worth, you could miss out on a great house.  Negotiating on closing date can also be attractive to a seller.
