Fall Selling Tips


Fall can be a great time of year to sell your home in Maine. 
Competition slows down a little bit and
buyers are ready to move in before the snow falls. 
Check out these tips to get your home ready to sell this fall.


1.  Curb Appeal


Fall in Maine is beautiful, so it is important to make sure the curb appeal of your home reflects that.  Clean up the fallen leaves and remove dead plants.  Adding some color with some fall flowers such as a few potted mums on the front porch can also make your home more attractive. Remember, buyers often drive by before deciding if they want to schedule an appointment to view a home.  If they are not impressed when they drive by, they may move on.


2. Welcome Buyers


The days have started getting shorter and it is sometimes getting dark when buyers arrive.  Make sure the entrance is well lit, clear and welcoming.  Standing in the dark fumbling with the lock is not the first impression you want to give.


3.  Keep it Bright


Lighting is also important inside your home.  Leaving on lights makes the home more comfortable that wandering through a dark house.  Open the curtains and turn on the lights...don't forget the basement and closet lights!


4.  Stage for the Season


Fall is a favorite season for a lot of people.  Take advantage of the decorations of the season.  Stage your home to be warm and comfortable.  Stack firewood in the fireplace, place a comfy throw across the couch or foot of the bed, or place a fall centerpiece on the table.  Don't overdo it, but you want your house to feel like home to the potential buyers who visit.


5.  Price it Right


While fall usually brings less competition on the market, it is still important to price your home right.  Buyers are comparing your home to others and if your house is priced higher than comparable properties, buyers will most often choose to make an offer on the more competitively priced home.
